The US economy grew 2.5 per cent in the first quarter of 2013, falling short of consensus expectations of 3 per cent. Most of the shortfall in growth was the result of an 11.5 per cent drop in defense spending, which led US government spending lower for the tenth time in the past eleven quarters.  On the positive side, consumer spending posted its largest increase in two years, expanding 3.2 per cent.  

It is worth noting that today's release is a preliminary estimate and will be revised in subsequent months. The recent trend has been upward revisions and so it is likely that the US economy actually grew at a slightly faster pace than initially estimated. That said, we do expect some weakness in the second and third quarter of this year due to further declines in government spending. However, that weakness should give way to stronger growth later in 2013 and into 2014 when we forecast the US economy will grow at a rate of above 3 per cent.

“Because inventory levels are in check, prices are staying in check.”


Here is a Fraser Valley Real Estate Board update for the month of March 2013.


"In March, the Fraser Valley Real Estate Board processed 1,128 sales on its Multiple Listing Service® (MLS®), a 20 per cent decrease compared to the 1,412 sales during the same month last year, and a 24 per cent increase compared to February’s 913 sales.

The Board also received 11 per cent fewer new listings in March compared to last year – 2,736 compared to 3,066 – keeping inventory in check. March finished with 9,503 active listings, 1.5 per cent fewer than March of last year and 3.5 per cent fewer than the 9,832 available during March of 2009; the highest volume of active listings for that month in the last decade.  

Ron Todson, President of the Board, explains, “Although we saw a typical spring uptick in activity from February to March, our sales remained at about 70 per cent of the norm for March and our new listings came in at 90 per cent of what the Board would typically receive.

“Because inventory levels are in check, prices are staying in check.”   

In March, the benchmark price of single family detached homes in the Fraser Valley was $544,300, an increase of 0.6 per cent compared to $541,300 during the same month last year. For townhouses, the benchmark price was $298,200, a decrease of 1.7 per cent compared to $303,400 in March 2012 and the benchmark price of apartments was $204,200, an increase of 0.8 per cent compared to $202,500 in March 2012.

Todson adds, “Inventory levels are not as high as they need to be to put significant downward pressure on prices of the benchmark, or ‘typical’ home. These are homes that have characteristics most common to houses in a given community.  

“In fact, we’re seeing the reverse happen. Benchmark prices for all three main property types in the Fraser Valley increased in value during the first quarter of 2013. Since January, detached homes are up by 1 per cent, townhomes by 0.6 per cent; and apartments by 2 per cent.”

I am so grateful to be able to give back.  Imani Orphan Care is my charity of choice and I'd like to share an update with you today!



Imani works at God Our Father Children`s Home where they currently have their Child Sponsorship program set up. They also have the Farming Project set up here as well. So much has moved forward with the Farming Project. They are happy to report that they were able to send a Farming God`s Way trainer named Pius Mutie in February/March to train the workers as well as some of the older children on the proper farming methods ensuring that the farm is set up properly and efficiently from the beginning. The training went well and they are so pleased that although they had an agenda God had a bigger plan with all of this training. A young boy from the home named Samuel, age 17, decided that this was God`s plan for his life to become a trainer like his mentor Pius. Samuel received further training with the Farming God`s Way organization and he is now going to become a trainer for his future job. Praise God for this great blessing for His child`s life. You truly are changing the world one child at a time. They continue to set up the farming project through funds raised from their annual hockey tournament, Marathon of Hope.



Geoff and Kim are excited to see the progress of this on their next visit in June/July, 2013.

**Updated to correct an error in the first sentence related to GDP growth in December 2012.**

The Canadian economy grew 0.2 per cent in January, reversing a similar decrease in December. January's economic growth was lead by a 1.2 per cent rebound in manufacturing output from a 1.9 per cent decline the previous month as well as gains in mining and oil and gas extraction and wholesale and retail trade. A pick-up in housing market activity reversed a three month decline in the output of real estate agents and brokers which rose 0.4 per cent. 

Our first quarter GDP growth estimate is currently reading 1.6 per cent (at an annual rate), a significant improvement from the 0.6 per cent rate that prevailed in the second half of 2012. We anticipate that growth will continue to be modest through the first half of 2013 before accelerating in the second half of the year and into 2014.
