Canada’s national holiday is celebrated on July 1.


Canadians across the country and around the world show their pride in their history, culture and achievements. It’s been a day of celebration, where many festivities are held across the country, since 1868.

The Creation of Canada Day

July 1, 1867: The British North America Act (today known as the Constitution Act, 1867) created Canada.

June 20, 1868: Governor General Lord Monck signs a proclamation that requests all Her Majesty’s subjects across Canada to celebrate July 1.

1879: A federal law makes July 1 a statutory holiday as the “anniversary of Confederation,” which is later called “Dominion Day.”

October 27, 1982: July 1, “Dominion Day” officially becomes Canada Day.

A new consumer survey report by the Canadian Association of Accredited Mortgage Professionals (CAAMP) came out and it show that there are happy customers indeed, no matter where you live.

"From the consumer perspective we have a picture of a very confident, healthy mortgage market,” says Jim Murphy, president and CEO of CAAMP. “Key to the current stability in the mortgage market is the fact that Canadians continue to pay down their mortgage debt faster than they are required and they continue to take out five-year, fixed-rate mortgages. Canadians who renew their mortgages are seeing their interest costs reduced, which is boosting their personal financial circumstances and this will continue to be a positive force during the coming year.”

Also according to this `same report: ``Homeowners are “happy with the decision to buy their home,” feel confident they can weather a downturn in the housing market and they consider mortgage debt to be “good debt.” Their attitudes are the same whether they live in Toronto, Calgary or Vancouver where prices continue to rise, or in areas where home prices are stabilizing.``

Canadians are reducing their mortgages by negotiating lower interest rates, making lump sum pre-payments and repaying their mortgages at, on average, two-thirds of their contracted amortization periods, says the report.

Can I use my RRSPs for my down payment?


One way to add to your down payment amount is to tap into your RRSPs. While it’s true that normally you’d probably pay penalties and income tax on any RRSP withdrawal, there is an exception to the rule. As a first-time homebuyer, you may withdraw up to $25,000 ($50,000 per couple) from your RRSPs under the Home Buyers’ Plan. These funds can be used to increase your down payment and are not counted as income and subject to income tax. But there are some conditions attached that you should be aware of:

-          The amount withdrawn must be repaid within 15 years from the date of withdrawal.

-          You must purchase your home by October 1st in the year following your withdrawal.

-          You must start repaying your withdrawal in the second year after your withdrawal.

-          Repayments are not tax-deductible.

2. Get the gym bag ready. Whether you go to the gym, run in the neighborhood or walk your dog, have your exercise gear out and ready to throw on for when you wake up.


3. Turn off your phone. Sleep is a crucial part of the successful entrepreneur’s healthy lifestyle. Once you’ve checked your calendar and you know what’s ahead for tomorrow, put the phone on silent or turn it off to ensure it doesn’t beep, chime or ring and disturb your REM cycle.


4. Write in your journal. No, not the “dear diary” kind of entries. Keeping a journal is a practice that can help you process the day and make sense of your thoughts.


5. Read a real book. One last thing to contribute to your good sleep is to read a quality book.

According to a recent report from the British Columbia Real Estate Association we have had the strongest month of May for home sales since 2007.



“Consumer demand was noticeably stronger last month, with unit sales posting their highest level for the month of May since 2007", said Cameron Muir, BCREA Chief Economist.


"Rock bottom mortgage rates are inducing many would be home buyers to enter the market this spring.”

Mortgage Rate Outlook


"Low long-term interest rates and heightened competition in the mortgage market pushed both posted and discounted mortgage rates to record lows during the second quarter. The posted five-year fixed rate reached a historical low of 4.79 per cent in May and many lenders have advertised sub-3 per cent five-year fixed rates as well as steeply discounted variable rates."

I'd like to share a report from BCREA today:  the Commercial Leading Indicator (CLI) declined 0.4 points to an index level of 114.5 in the first quarter of 2014, breaking a string of four consecutive quarterly increases. On a year-over-year basis, the CLI was 1.5 per cent above the first quarter of 2013. The index reached an all-time high of 116.2 in the second quarter of 2007.


In spite of last quarter’s dip, the trend underlying the CLI continues to signal growth for the commercial real estate market. An upturn in the CLI trend is historically a good signal of expanding commercial real estate activity in the following two to four quarters.


"Although the CLI posted a modest decline in the first quarter, momentum in the underlying trend is still signalling a positive economic environment for the commercial market,” said Brendon Ogmundson, BCREA Economist. “Moreover, an expected acceleration in the BC economy this year means that the first quarter decline should be temporary."

May marketing update from the Fraser Valley Real Estate Board:

May’s property sales in the Fraser Valley reached the highest they’ve been in seven years with the Fraser Valley Real Estate Board posting 1,633 sales on its Multiple Listing Service (MLS®), an increase of 18 per cent compared to May 2013 and 11 per cent more than in April.


Previous record-setting Mays were in the mid-2000s during the market peak, with last month’s sales coming in just below the 10-year average.


Ray Werger, President of the Board, says, “For the second month in a row, we’re experiencing healthy sales volumes with the most popular choice being single family detached homes followed by townhouses. For single family homes, that market is at the upper-end of a balanced market with certain areas in a sellers’ market where over 30 per cent of available invetory is selling."



Werger adds that the market for apartments has not picked up to the same degree. “We’ve seen an improvement in condo sales in specific areas, however in many communities the market continues to favour buyers due to inventory levels that remain elevated and buyer preference for homes that offer more space and amenities.


“Last month in the Fraser Valley, 60 per cent of our residential sales were single family detached homes and we’re starting to see that preference reflected in prices. Prices are up three per cent over the past year, even higher in the most sought-after communities and most of that increase has taken place in the last six months.”

After a brutal winter, the heat has finally arrived and with it, expectations of a hotter real estate market. The flurry of housing activity normally reserved for early spring is extending into the summer, industry experts say.


“The pent up demand from the winter is coming to fruition. As soon as listings come out, they’re being swallowed up,” Gurinder Sandhu, executive vice-president at RE/MAX’s Ontario-Atlantic Canada Division, says.


“For buyers there are more choice and for sellers there are more buyers.”


How you price your home and how you prepare its for sale are key.


“Price trends from one neighbourhood to the next can be very different,” Gregory Klump, chief economist at the Canadian Real Estate Association. “If you price your property too high, there is a chance it’ll sit on the market without offers.”

Which center orange dot is bigger?

Research is digging into consumer psychology that affects buying/selling decisions. Behavioural economist Dan Ariely provides this example (as summarized by blogger Robert Nielsen) to make a point about relativity:

A real estate agent offers to sell you three houses. The first is a contemporary house, while the second one is a colonial house whose roof needs a repair (and is therefore cheaper) and the third is a colonial house that is in good condition. Ariely argues that a buyer would choose the colonial in good condition for an irrational, but predictable reason. S/he has nothing to compare the contemporary house with, so it gets pushed to the side. On the other hand we do know that the colonial with a good roof is better than the other one, so it is relatively the better pick.

And by the way, the orange dots are exactly the same size. The use of surrounding dots makes one relatively bigger and the other relatively smaller.
