When Georgie Aitken and Magda Dominik’s son, Walker, was born in September 2013, they dreamed of having a backyard and more space for him to play in. The 36-year-old leadership consultants were renting the third floor of a 110-year-old house in Vancouver for $1,700 a month.

 

They wanted to buy and were considering spending $600,000 on a home, not an outrageous amount considering that the average price of houses in Vancouver is projected to hit $811,000 at the end of this year. But it is a daunting amount.

 

“To buy something in our price range would’ve made us house poor,” Mr. Aitken says. “We could’ve afforded a fixer upper but it would have compromised the rest of our lifestyle.”

 

Instead, the family joined forces with another couple who also had a young child and together in July, they bought a 2,700-square-foot, two-level home in North Vancouver. Located across the street from a wooded park and three minutes from the ocean beach, the home cost about $970,000.

 

As housing costs rise, many first-time homebuyers are being priced out of the market and unable to save the huge down payment or even qualify for a mortgage. So more people are resorting to other ways to achieve their home-buying goals, including co-buying with friends or family.

 

Mr. Aitken and Ms. Dominik live upstairs while their good friends, Joe MacLeod, Margaret Shipley and their one-year-old son Levi, live downstairs. Each level has three bedrooms, a kitchen and a bathroom. The week that they moved in, Walker, took his first steps and can now explore a beautiful backyard hugged by towering Maple, Cedar and Alder trees.

 

“We give each other date nights with cheap in-house baby sitting,” Mr. Aitken says. “We just had a big canning session here with us canning tomatoes for the winter.”

Results from Canada Mortgage and Housing Corporation’s (CMHC) House Price Analysis and Assessment (HPAA) framework were released today indicating that overall, housing markets in Canada remain broadly consistent with underlying demographic and economic factors such as employment and interest rates. Nevertheless, a modest amount of overvaluation is observed, meaning that house prices are slightly higher than what the underlying factors would suggest.

 

“CMHC is committed to expanding the availability of information about Canada’s housing markets. This knowledge will ultimately contribute to a stronger housing finance system,” said Evan Siddall, President and Chief Executive Officer of CMHC. “The HPAA adds to CMHC’s efforts to identify, and where appropriate, fill significant data and information gaps.”

 

The HPAA is a comprehensive framework that is designed to assess housing market conditions by taking into consideration the economic, financial and demographic drivers of housing markets. The use of multiple indicators of housing conditions, which incorporate various data sources and prices measures, provides a robust picture of overall housing market conditions. The results released today include those for the national market as well as 8 Census Metropolitan Areas (CMAs) — Vancouver, Calgary, Edmonton, Toronto, Ottawa, Montreal, Québec and Halifax.

 

“At the national level, other than a modest amount of overvaluation, we do not detect the presence of other risk factors such as overheating, price acceleration, and overbuilding,” said Bob Dugan, CMHC’s Chief Economist. “Risk of overvaluation is most evident in Montreal and Quebec, but the trend is improving. A modest risk of overvaluation is also present in Toronto, Calgary and Halifax. Across the 8 CMAs examined, there is no overheating or acceleration.”

 

“There is however a cautionary note with respect to overbuilding in Toronto and Montreal. The number of units under construction is elevated in these centres. This could develop into overbuilding if these units are completed but not sold. To mitigate this risk, builders will need to hit the appropriate balance in channeling new demand between units that are currently under construction but not sold and units that are in the planning stage,” noted Mr. Dugan.

Winter Preparation Checklist

Conduct a thorough inspection before the season’s first cold snap as part of your winter preparation.

Windows and Doors

  • Check all the weatherstripping around windows and doorframes for leaks to prevent heat loss. Replace weatherstripping, if necessary.
  • Replace all screen doors with storm doors.
  • Examine wooden window frames for signs of rot or decay. Repair or replace framing to maintain structural integrity.
  • Check for drafts around windows and doors. Caulk inside and out, where necessary, to keep heat from escaping.
  • Inspect windows for cracks, broken glass, or gaps. Repair or replace, if needed.

 

Lawn, Garden, and Deck

  • Trim overgrown branches back from the house and electrical wires to prevent iced-over or wind-swept branches from causing property damage or a power problem.
  • Aerate the lawn, reseed, and apply a winterizing fertilizer to promote deep-root growth come spring.
  • Ensure rain or snow drains away from the house to avoid foundation problems. The dirt grade — around the exterior of your home — should slope away from the house. Add extra dirt to low areas, as necessary.
  • Clean and dry patio furniture. Cover with a heavy tarp or store inside a shed or garage to protect it from the elements.
  • Clean soil from planters. Bring pots made of clay or other fragile materials indoors. Because terra cotta pots can swell and crack, lay them on their sides in a wood carton.
  • Dig up flower bulbs, brush off soil, and label. Store bulbs in a bag or box with peat moss in a cool, dry place for spring replanting.
  • Remove any attached hoses and store them away for the winter to prevent cracks, preserve their shapes, and prolong their life. Wrap outside faucets with covers to prevent water damage.
  • Shut off exterior faucets. Drain water from outdoor pipes, valves, and sprinkler heads to protect against pipe bursts.
  • Inspect decks for splintering, decay, or insect damage and treat, if needed, to prevent further deterioration over the winter.
  • Clean leaves, dirt, and pine needles between the boards of wooden decks to thwart mold and mildew growth.
  • Inspect outdoor lighting around the property. Good illumination will help minimize the chance of accidents on icy walkways at night.
  • Check handrails on exterior stairs to make sure they’re well secured.

 

Tools and Machinery

  • Bring all seasonal tools inside and spray them with a coating of lightweight oil to prevent rust.
  • Weatherize your lawn mower by cleaning off mud, leaves, grass, and debris.
  • Move your snow blower and shovels to the front of the garage or shed for easy access.
  • Prepare the snow blower for the first snowfall by changing the oil and replacing the spark plug.
  • Sharpen ice chopper and inspect snow shovels to make sure they’re ready for another season of work.
  • Make sure you have an ample supply of ice melt or sand on hand for steps, walkways, and the driveway.

 

Heating, Ventilating, and Air Conditioning

  • Inspect the firebox and flue system to ensure that they’re clean of any soot or creosote and that there aren’t any cracks or voids that could cause a fire hazard.
  • Check fireplace for drafts. If it’s cold despite the damper being closed, the damper itself may be warped, worn, or rusted. Consider installing a Chimney Balloon into the flue to air seal the area tightly.
  • Clean or replace the air filter in your furnace for maximum efficiency and improved indoor air quality.
  • Clean your whole house humidifier and replace the evaporator pad.
  • Bleed valves on any hot-water radiators to increase heating efficiency by releasing air that may be trapped inside.
  • Check that smoke alarms and carbon monoxide detectors are in working order.
  • Remove air conditioners from windows or cover them with insulated liners, to prevent drafts.
  • If you have an older thermostat, replace it with a programmable unit to save on heating costs.
  • Install foam-insulating sheets behind outlets and switch plates on exterior walls to reduce outside airflow.
  • Make sure fans are switched to the reverse or clockwise position, which will blow warm air down to the floor for enhanced energy efficiency and comfort.
  • Flush a hot water heater tank to remove sediment, and check the pressure relief valve to make sure it’s in proper working order.
  • Examine exposed ducts in the attic, basement, and crawl spaces, and use a sealant to plug up any leaks.

 

Gutters, Roof, and Drains

  • Check for missing, damaged or warped shingles and replace, as necessary before you get stuck with a leak.
  • Check for deteriorated flashing at the chimney, walls, and skylights and around vent pipes. Seal joints where water could penetrate, using roofing cement and a caulking gun.
  • Check the gutters and downspouts for proper fastening, and re-secure if loose or sagging. The weight of snow and ice can pull gutters off the house.
  • Clean gutters of any debris. Make sure downspouts extend away from the house by at least 5 feet to prevent flooding of the foundation and water damage from snowmelt.
  • Clean leaves and debris from courtyard and pool storm drains to prevent blockages.
  • Ensure all vents and openings are covered to prevent insects, birds, and rodents from getting inside to nest in a warm place.

TheBritish Columbia Real Estate Association (BCREA) reports that a total of 7,648 residential unit sales were recorded by the Multiple Listing Service® (MLS®) in October, up 14.6 percent from October 2013. Total sales dollar volume was $4.4 billion, an increase of 22 per cent compared to a year ago. The average MLS® residential price in the province rose to $575,504, up 7.1 per cent from the same month last year. 

 

“Consumer demand for housing continues at an elevated level,” said Cameron Muir, BCREA Chief Economist. “There were more homes purchased during the first ten months of the year than during all of 2013”. To the end of October, 73,001 homes have traded hands in the province compared to 72,936 for all of last year."

 

“Strong year-over-year increases in housing demand were experienced in Chilliwack (up 31 per cent), Victoria (up 21.9 per cent) and the Kootenay (up 19.4 per cent) market areas. Vancouver, Vancouver Island, the Fraser Valley and Okanagan Mainline also posted a marked increase in sales activity last month."

 

Year-to-date, BC residential sales dollar volume was up 23 per cent to $41.4 billion, compared to the same period last year. Residential unit sales were up 15.8 per cent to 73,001 units, while the average MLS® residential price was up 6.2 per cent at $566,687.

The Fraser Valley Real Estate Board processed 1,448 sales on its Multiple Listing Service (MLS®) in October, an increase of 16 per cent compared to the 1,249 sales during the same month last year and 2 per cent more than in September.

 

Ray Werger, the Board’s president, says, “Sales overall continue to outperform last year and as we’ve seen for a number of months now are the best they’ve been in five years.

 

“Demand remains steady in our region for single family detached homes and townhomes. Last month, the market share of sales of single family homes increased by almost five per cent compared to last year; while the share of condo sales decreased by the same amount and we’re seeing that preference reflected in prices.”

 

The MLS® Home Price Index (MLS® HPI) benchmark price of a detached home in October was $573,500 an increase of 4 per cent compared to October 2013, when it was $551,400.

 

The MLS® HPI benchmark price of townhouses increased 1 per cent from $295,500 in October 2013 to $298,500 last month. The benchmark price of apartments decreased year-over-year by 3.5 per cent, going from $199,500 in October of last year to $192,600 in October 2014.

 

In the last five years, the MLS® HPI benchmark price of a detached home in the Fraser Valley has increased by 16.6 per cent. For townhouses, the price is flat having increased by 0.5 per cent and for apartments; the price has decreased by 6 per cent.


Werger adds, “With the influx of new developments and a steady supply of resale units, we’ve never had a better selection of condos than we do right now at prices the lowest they’ve been in years. For those that say housing isn’t affordable in Metro Vancouver, you need to check out the opportunities currently for condo buyers in the Valley.”

 

In October, new listings in the Fraser Valley increased by 3 per cent, going from 2,336 last year to 2,395 last month taking the number of active listings to 8,807, a decrease of 3 per cent compared to the 9,047 active listings in October of 2013. “Inventory is edging down, which is typical for this time of year,” says Werger. “The result is we’re seeing good quality homes that are priced right moving quickly.”

This year marks the 20th anniversary of the largest and longest running blanket drive in the Lower Mainland. Over two decades, the REALTORS Care® Blanket Drive has helped bring warmth to more than 250,000 residents across the Lower Mainland. 

 

From November 17 to 24, REALTORS® across the region will work with their clients to coordinate donations of blankets, sleeping bags, warm winter clothing, and new socks and underwear for those most in need. The donations are then sorted and delivered to charities and organizations in the same area in which they were collected.

 

We’re asking anyone with donations to please drop them off at any of our 100 plus participating real estate offices. To find a participating office near you, go to www.blanketdrive.ca.

 

The NightShift Street Ministries in Surrey is a longstanding recipient of this program. They recently told us about a young boy who approached a volunteer last year, shivering from living in a cold, damp building. “Could I please have a blanket?” he asked. Not for himself, but for his younger sister.

 

"It's the stories like these that continue to move us and motivate us to make a difference," says Ray Werger is the President of the Fraser Valley Real Estate Board. "As REALTORS®, one of our core values is how we connect with and serve our communities, which is fundamentally what our Blanket Drive is all about; helping our neighbours live a little easier."

 

Werger adds, "Twenty incredible years would not be possible without the help of our dedicated volunteers, media support and generous donations from the public. Each year, we're able to serve even more people like that young boy and his sister, by providing them with quality clothing items and blankets that they really need. Let's keep that going."
